Overview

This programme is tailored to meet the unique needs of real estate investment professionals, providing a comprehensive understanding of key negotiation concepts and strategies essential for successful transactions in the dynamic real estate market.

Focused on fostering collaborative win-win outcomes, this specialised negotiation workshop aims to empower participants with the skills necessary to navigate and negotiate effectively in the complex landscape of real estate investments, focusing on real estate transactions and covering aspects of term sheet and sales and purchase agreement negotiations that are unique to land or property transactions. Negotiation strategy and tactical execution methodology will also be covered, which would be useful in undertaking negotiations to achieve winning outcomes that involves mutual respect and long-term good will.

This programme is designed to elevate the negotiation capabilities of real estate investment professionals, offering a transformative learning experience that bridges theory and practical application in the context of real-world transactions. It will also be suitable for non-real estate professionals who are keen to understand how the negotiation process for a real estate transaction can be effectively undertaken.
 

Learning Objectives

At the end of the 2-day course, participants will be able to:

  • Acquire negotiation skills specifically tailored for real estate transactions
  • Understanding the real estate transaction process from option commitment to due diligence to completion processes.
  • Understand the main construct in the legal documents for real estate transactions.
  • Foster collaborative and mutually beneficial outcomes, breaking away from traditional win-lose scenarios
  • Develop a strategic mindset for negotiation, promoting long-term business relationships
  • Gain practical experience through real-life case studies simulations
  • Enhance understanding of legal clauses crucial in real estate negotiations

Assessment

As part of the requirement for Skills and Workforce Development Agency (SWDA), there will be an assessment conducted at the end of the course. The mode of assessment, which is up to the trainer’s discretion, may be an online quiz, a presentation or based on classroom exercises.

Participants are required to attain a minimum of 75% attendance and pass the associated assessment in order to receive a digital Certificate of Completion issued by SMU Academy.

Enhanced Training Support for SMEs (ETSS)

  • Organisation must be registered or incorporated in Singapore
  • Employment size of not more than 200 or with annual sales turnover of not more than $100 million
  • Trainees must be hired in accordance with the Employment Act and fully sponsored by their employers for the course
  • Trainees must be Singapore Citizens or Singapore Permanent Residents
  • Trainees must not be a full-time national serviceman

With a track record of over USD8B in transactions and managing USD5B in AUM across senior roles at Mubadala, HP, ING Real Estate, Mapletree Investments, and Jones Lang LaSalle, Benedict's expertise is extensive. As the former Partner and Managing Director at EY Corporate Finance, he led real estate M&A in South East Asia, completing 6 transactions in 4 years and overseeing numerous advisory projects. Additionally, he served as Independent Director and Chairman of the Audit & Risk Committee for Soilbuild Business Space REIT. Benedict's qualifications include being an international arbitrator, certified Management Consultant, and adjunct faculty at Singapore University of Social Sciences, specialising in portfolio management, investment finance, and equity valuation.
