Overview

As alternative investments are subjected to less regulation than traditional asset classes, its risks or return trade-offs differ from those of traditional investments. These differences make analysing and assessing alternative investments more challenging and the likelihood of behavioural biases.

In this module, learn how behavioural biases can affect influence financial decisions. Participants will also learn to rationalise financial decisions, minimise negative impacts on performances and define different types of alternative investments to diversify their portfolios.

Learning Objectives

  • Understand Asia real estate capital markets; public/ private debt and equity structures and valuation techniques of Asia developers and REITs
  • Learn the impacts of COVID-19 on Asia real estate and REITs
  • Value multiple real estate assets and developments using 3 recognised approaches

Topic/Structure

  • Contrast the pros and cons of direct, private equity, fund and REIT structures
  • Evaluate the Asia real estate investments trends and key risks
  • Analyse key real estate investment markets and sectors in Asia
  • Evaluate the financial leverage role in real estate investment
  • Investigate the impact of the economic environment and investment climate on real estate returns
  • Understand the advantages and disadvantages of REITs

Assessment

An assessment will be conducted at the end of each module.

Upon meeting the attendance and assessment criteria, participants will be awarded a digital certificate for participating in each module. Please refer to our course policies to view the attendance and assessment criteria. 

Upon completion of all modules required for this programme within a maximum duration of 3 years, participants will be awarded a digital certificate.

Enhanced Training Support for SMEs (ETSS)

  • Organisation must be registered or incorporated in Singapore
  • Employment size of not more than 200 or with annual sales turnover of not more than $100 million
  • Trainees must be hired in accordance with the Employment Act and fully sponsored by their employers for the course
  • Trainees must be Singapore Citizens or Singapore Permanent Residents
  • Trainees must not be a full-time national serviceman
